The senior housing market is exploding in the United States. With demand constantly outpacing current supply, and further strength expected as the Baby Boomer generation ages, the population over the age of 65 will double over the next decade. We are differentiating ourselves in the marketplace by offering campus style facilities (10 acres+) where independent living, assisted living and memory care are in a campus setting with their respective needs, opposed to under one roof, while sharing fantastic amenities and providing a sense of community.

The fund's partners have deployed initial capital to quantify the feasibility of various development opportunities by investing in initial market studies, and environmental and engineering analysis in order to prepare an offering to investors. Our first, of three projects has been acquired and is in Central Florida (Metro Orlando). It has been fully vetted and approved by our internal team, as well as external consultants, and long term debt holders.

Your prospective investment will increase the value of the real estate and facilitate the development process of much needed senior housing, by completing the final design phases whereby creating a "turn key" development ready to break ground within 6-9 months.

The current offering entails joining a member owned entity in the form of a secured first mortgage. The investment consists of a one year term note with 7% annual interest rate, paid quarterly, followed by a 20% exit return, along with your initial principal (27% annual return).
Additionally, a 1% convertible equity "sweetener" will be provided for each $50k investment unit. Investors can retain the equity for the life of the project collecting dividends from business operations or sell the equity anytime at their liking.
Investment size can range from $50k to $1M, and the downside risk has been mitigated substantially due to the fund already undertaking the costs associated with due diligence and underwriting processes.
