I am looking to help any HOA community that has a management company that is not meeting the standards it had initially offered. I was on the board at my community, Faircrest 14, in Tamarac, FL. We hired a management company, which was a waste of time and money. I suggested changing the company that handled our association, and I am sorry to say, after doing my due diligence, I chose the wrong company. They were worse than the last one. Slow pay to our contractors, the water and electric company. They even shut off our water once, without the company telling us. I found out that most of the companies out there are incompetent. The reason I am telling you this story is that even now that I am not on the board, the president went back to the old company. They are still screwing up. Before I quit, I suggested to the president that I handle all payments since I was the Treasurer and had to sign all checks. to use Quicken to handle all the bookkeeping reports. I have been in business for over 40years and know a little about bookkeeping and how funds should be handled.
The reason I am writing this is that I have heard many communities are going through the same problem with management companies.
Since I can no longer able to do any physical work, I am looking for a position to use my business abilities to help other communities avoid these problems. I would like to offer my skills to anyone who is looking for an honest person to run their bookkeeping in their community. I can also help in qualifying any construction project or repair in your community. I will find 3 or more companies to bid on the work that has to be done, and then bring it to the board with my suggestion of the lowest best bid for the job. I have written and looked over many agreements in my days. I was in the home remodeling business
I will set up an email notification to let everyone in your community of all events, and also make it easier for you to collect the maintenance fees every month on time.
By now, you are asking what the catch is. Here it is, I am willing to work as long as I have to, to do things right, but I am looking to get paid, most likely less than you’re paying your management company now. You can get rid of them; all you will need is a lawyer and an accountant part-time. I can do the rest. All I asked for $2,000-to $2,500 a month full-time. I will negotiate a salary for part-time work based on the time needed or time worked, and an hourly rate. I will provide a spreadsheet of activity. I will do anything needed to make your community run smoothly and will be on call for the board, if needed. I will even be willing to have a background check run and get liability insurance.
